Senior Estimator / Preconstruction Manager

A well-established multifamily developer is seeking to add to its Preconstruction team due to continued growth across the Carolinas and Southeast. This individual will work directly alongside senior preconstruction leadership supporting multifamily and mixed-use developments from early conceptual budgeting through procurement and execution planning.

This opportunity offers strong visibility across the full project lifecycle and close collaboration with development, construction, and operational leadership teams internally.

Key Responsibilities

• Prepare conceptual and detailed cost estimates for multifamily and mixed-use developments
• Support budgeting efforts from early design phases through GMP development
• Manage subcontractor outreach, bid leveling, scope reviews, and procurement coordination
• Review drawings, specifications, and project documentation to identify cost risks and opportunities
• Participate in value engineering discussions and cost-saving initiatives
• Coordinate closely with construction, development, consultants, and design teams throughout preconstruction phases
• Assist with scheduling, logistics planning, and overall project execution strategy
• Analyze subcontractor proposals and ensure alignment with project scope and budget expectations
• Maintain relationships with subcontractors, vendors, and consultants throughout the Carolinas and Southeast markets

Desired Background

• Experience within multifamily, mixed-use, podium, wrap, or large-scale residential construction environments
• Background within estimating, preconstruction, project management, or operational construction leadership
• Strong understanding of budgeting, GMP development, buyout, procurement, and subcontractor management
• Ability to understand projects from both operational and financial perspectives
• Experience working alongside ownership, development, or construction leadership teams preferred
• Sitework and multifamily construction experience strongly valued

Compensation & Benefits

• Base salary around $150,000
• Annual bonus structure (15–20%)
