Position Overview The postholder will be handling a high volume of large, complex real estate transactions in line with Vantage’s goals. You will be tracking and monitoring acquisition and transaction activities for regions or markets, supervising compliance, due diligence matters and using third party professional support. Driving the process through to cost effective and satisfactory completion, managing partners, meeting goals and handling compliance will underpin all aspects of the role. The role will handle and track site selection activities in identified markets with a focus on Middle East and Africa, and cross-functional alignment for projects within the United Kingdom and Europe. This supports due diligence, managing all site transactions and aligning all partners to support the successful close of all transactions on time, within scope and budget. The post holder will be encouraged to build and set up systems and processes and run all dashboards, contracts, metrics, feedback, and monitoring systems related to site acquisition. Conforming to Vantage’s brand and process protocols will be critical. Communicating with other global teams will also be crucial, including various time zones. Essential Job Functions Assist Management Team with evaluation and selection of existing data center assets for the purpose of acquiring and developing into a Vantage Data Center property. Lead all aspects of design, engineering, scheduling, and budgeting for new projects including site assessment, conceptual design, basis of design, scope of work, and development of construction documents. At the appropriate time transition design and preconstruction packages to VDC Construction Project Managers for execution. Provide thought and team leadership, while being accountable for team results on all preconstruction projects and assignments, including budget, schedule and coordination with internal and external project stakeholders. Evaluate new technology and construction techniques associated with land development and building construction to gain an edge on speed to market. Involvement in data center construction community to gain valuable knowledge of best practice, new trends and industry standards. Duties Track and monitor a volume of sophisticated real estate transactions including the acquisition of freehold, leasehold, or fee simple ownership interest in land and/or buildings. Execute transaction strategies for a given region or market: Support the site selection team in obtaining and analysing key metrics, data, and market details for identified markets and sites, complete initial site assessments, and diligence packages for internal review. Manage transactions post commercial negotiations to close . Manage and coordinate any post - close obligations with relevant stakeholders internal to Vantage e.g., New Site Development, Construction and Operations. Act as initial Point of Contact for all inquiries, inbound/outbound from third parties; complete initial assessment and forward to Site Selection Directors for formal review. Track, monitor and report on status of all acquisitions including preparation of required deliverables. Support the Site Selection Team by drafting Letters of Intent from standard templates; maintaining acquisition templates through ongoing process improvement cycle; Engage with local brokers, Consultants, or others as necessary; support Know Your Client/Know Your Seller and meet other legal requirements; Support closing activities: Supervise or coordinate official survey processes; Procure title, environmental and other vital insurance; Ensure all payment terms and conditions met by internal teams to close on time; Coordinate with internal and external legal teams on filing all required documentation, i.e., transfer of deeds of trust, title, property, etc. in compliance with Sales and Purchase Agreement and local regulatory and legal requirements. Run all pre-diligence and due diligence materials, checklists and dashboards supporting site selection: Power, telecoms, fibre studies; Environmental and Risk Surveys; Topo - Geotech; Title and legal DD; Easements; ROWs; RoLs; and Entitlement, permitting, planning and other requirements impacting site development. Coordinate Professional Service contracts, Non-Disclosure Agreements, Powers of Attorney, and other documentation vital to engage 3rd party consultants, agency relationships and economic development groups, including acquiring internal approvals for scope, schedule, and budget. Support economic development incentive programs through research of all required inputs, business case requirements, project details and analysis needed for governmental and non-governmental tax and credit agencies. Build economic impact deliverables for presentation to local authorities and lead incentives programs to ensure compliance with grant requirements. Manage external/internal meetings, build agendas, supervise open issues and actions through published minutes and other key results as needed. Other duties as assigned. Skills, Knowledge and Experience In depth knowledge and experience in commercial real estate/property transactions. Bachelor of Science degree in commercial real estate, surveying or Business Management Degree is preferred. Data Center or technical facility experience is preferred, but not required. Strong IT skills; ability to use multiple communication tools and packages, Advanced Excel knowledge crucial. Excellent analytical skills with understanding of real estate finance and discounted cash flow analysis. Ability to balance critical thinking with tactical needs. Creative problem solver and proven track record to champion innovation. Excellent relationship building skills and partner management. Demonstrated ability to be collaborative and work with a variety of people. Excellent verbal and written comprehension skills. Ability to analyse complex business concepts and documents. Ability to effectively respond to confidential, sensitive issues, sophisticated inquiries, or complaints. Ability to make effective presentations on general topics. This position requires an organised individual with the capacity to balance projects simultaneously, work well even when pressured and to prioritise work effort, all with minimal direction under remote management.
