Job Description: B2B Realty, a growing leader in property management and brokerage operations, is seeking a highly driven and detail-oriented Make-Ready Specialist & Negotiator to join our Operations team. This role plays a critical part in reducing vacancy loss, controlling renovation costs, and ensuring units are rent-ready quickly, compliantly, and at the highest quality standard. The Make-Ready Specialist owns the full turn process from inspection through completion while actively negotiating vendor pricing, enforcing quality controls, and improving Section 8 pass rates. This position is ideal for someone who is operationally sharp, assertive with vendors, highly organized, and focused on speed, quality, and cost control. Note: This is a fully remote position and requires availability during U.S. business hours (EST). Responsibilities Manage and execute all make-readies from vacancy to rent-ready status across assigned portfolios Ensure units move through the turn process efficiently while maintaining strong cost control and quality standards Negotiate vendor estimates and scopes of work to reduce costs without sacrificing quality Investigate estimates for inconsistencies by reviewing inspections, photos, prior work orders, and field feedback Assign, substitute, and manage vendors to meet operational expectations Develop and enforce standardized pricing sheets and preset pricing models Track vendor performance and maintain reliable backup vendor options Audit inspection reports for mechanical quality, safety, and functional standards Improve Section 8 pass ratios and hold vendors accountable for failed inspection items Ensure proper coordination with vendors and Property Techs during inspections Maintain clear documentation of estimates, negotiations, work orders, and completions Track timelines, costs, and quality outcomes across all turns Identify process gaps and operational inefficiencies and recommend improvements Support additional operational projects as assigned by leadership Requirements: Prior experience in property management operations, renovations, make-readies, vendor management, or construction coordination Strong negotiation skills with a proven ability to reduce costs without sacrificing quality Exceptional attention to detail and strong organizational skills Ability to manage multiple properties, vendors, and priorities at the same time Experience reviewing inspections, scopes of work, and quality standards Excellent written and verbal communication skills High level of accountability, ownership, and follow-through Ability to work independently in a remote environment with minimal supervision Proficiency in AppFolio, LeadSimple, Google Sheets, and Microsoft Excel Professionalism and integrity when handling vendor disputes and operational risks What We Offer: Competitive compensation based on experience.
